We look at every side of the house, note the repairs, and confirm what is being painted and what is not.

Wash, scrape, repair the stucco or siding, caulk, mask, and prime.

Body, trim, and doors coated, the site cleaned, and a walk around the house with you.

Nobody Owns
The Gap

With separate designers and builders, what gets drawn and what gets built come apart. The drawing does not account for the wall that turned out to be structural, the builder prices around the detail instead of solving it, and when you ask why the finished room is not the room on the page, each side points at the other. Nobody owns the gap.

We design and build the same job, so the person who drew it is accountable for the version you live in. Decisions get made once, in front of you, with the cost and the constraint on the table at the same time.

Do you repair the stucco before painting?
Yes. Cracks, spalling, and failed patches are repaired and sealed first. Paint over a moving crack reopens in one season.
How do you prepare the surface?
Wash, scrape, sand where it is needed, caulk the joints, mask the glass and hardware, and prime bare or repaired areas before any finish coat goes on.
How many coats do you apply?
Two finish coats over prepared and primed surfaces is our standard. A heavy color change or bare stucco can need more, and we say so in the scope rather than after.
Does the price include trim, fascia, and doors?
Only if it is written in the scope. We list every element we are painting, and every element we are not, so nothing is assumed on either side.
Can you paint a house we are also remodeling?
Yes, and it is usually cheaper to sequence it with the rest of the work. Exterior painting is also sold on its own.
