Rough trades first, inspections where the permit requires them, then finishes phase by phase.

Why remodeling
Nobody Owns
The Gap
With separate designers and builders, what gets drawn and what gets built come apart. The drawing does not account for the wall that turned out to be structural, the builder prices around the detail instead of solving it, and when you ask why the finished room is not the room on the page, each side points at the other. Nobody owns the gap.
We design and build the same job, so the person who drew it is accountable for the version you live in. Decisions get made once, in front of you, with the cost and the constraint on the table at the same time.

- What counts as a whole-home remodel?
- Anything where multiple rooms and systems move at once, interior or exterior. At that scale sequencing matters more than any single finish choice.
- Do we have to move out?
- Not always, but for a full-house scope it is usually easier and faster. We talk through phasing at the consultation if staying is important to you.
- How do you keep a large project from stalling?
- One contractor owns the schedule and the trades. Delays on big jobs almost always happen at handoffs, so we reduce the number of handoffs.
- Can you work on an older house?
- Yes. Older houses are most of what this region has. We plan for wiring, plumbing, and framing conditions before we price the finishes.
- Do you handle permits and inspections?
- Yes, from drawings through plan check corrections to scheduling the inspections.
- How do I know where the project stands?
- Through the private client portal, with photos, the schedule, and invoices in one place, and a contractor who answers the phone.
